Real Estate Marketing -- The Importance Of Listing Language

Mr. and Mrs. Buyer have just seen a listing photo of a house that's right up their alley. It seems to have the features they want, and it's within their price range. Now, continuing in the process, they read the details. They read what you've written to describe the house.

This is when the quality of your listing language either moves them forward, or drops them off.

The first parts of the listing are easy to write, and they're often enough to get a buyer to come out for a visit. Number of bedrooms. Square feet. The basics.

But your goal is to get as many interested buyers as possible to come out, which obviously increases the likelihood of a sale. So you have to go beyond the basics. Here are some tips to help you do just that:

Do the necessary research:

When I'm hired to write about the benefits / qualities of a product or service, I almost always spend more time researching than writing. I never write a single word until I know, with certainty, what's worth writing about and what's not.

The point is, you can't write everything about a house in a listing ? there's no room for that. So you have to examine the property inside and out to find those things that make it truly unique. You have to dig up the unique selling points.

Put the reader in the house:

Whenever possible, try to describe the enjoyment that results from a particular feature (as opposed to describing the feature by itself).

Note the difference in the examples below.

Before:

This house has a rear deck with a lake view.

After:

Enjoy watching sunsets over Jefferson Lake from your screened-in rear deck.

Before:

The family room features a large brick fireplace.

After:

The family room's grand fireplace will keep you cozy during Colorado winters.

Don't underestimate the small stuff:

If you're creating a short, bulleted ?laundry list? of features, be as specific and all-inclusive as possible. The house might have a feature that makes you yawn but makes a buyer perk up.

Extra outlets in the media room. Low-maintenance deck material. Wrought-iron gate. Picket fence. Sometimes the smallest things make the biggest difference to people.

Use brand names:

Certain brands can add value to a house through name alone. First, you must identify these brand names and make a list of them. This comes from the research we mentioned above.

Then it's simply a matter of weaving them into your property description.

Note the difference in the example below.

Before:

Rear deck

After:

I've exaggerated the contrast between these examples for demonstration purposes. But you get the idea.

Conclusion:

Buyers are looking for more than a house. They also want a home. A house is walls and ceilings. A home is where memories are made. It's up to you to bring this across with your listing language.

Developing a Web Site Marketing Plan Part One of a Four Part Series Based on "How Much for Just the Spider?"

For many of us, finding the time and commitment to complete a marketing plan for our Web sites is difficult. There are so many other obligations vying for our attention it is tempting to push planning to the back burner. Giving into that temptation, however, means putting your business at a disadvantage. Your marketing plan is the compass by which you navigate. As opportunities arise or your business environment changes, the objective and strategies in your marketing plan will point you toward the best action. Without a marketing plan, you risk becoming unfocused in your marketing and are only guessing what might be best for your business.

In this article, you will learn the parts to a marketing plan. I will also point you to some marketing plan resources. In parts two through four of the series, I will discuss objectives, strategies, and tactics for your Web site marketing plan.

To be most effective, your Web site marketing plan should be a part of your business marketing plan. By aligning online marketing with your offline efforts, you can better achieve overall company objectives. Additionally, you will present a consistent style and message across all points of contact with your target audience.

Your Web site marketing plan's focus will be partially determined by your site's status. If you already have a site in place, your plan can focus strictly on marketing issues - how to most effectively market using your existing site. If you have a site that needs improvement, your plan should incorporate enhancements into the sites design in conjunction with marketing activities (While you may not think of these enhancements as "marketing", in this case, they are instrumental to an effective plan.). If you do not yet have a site, you can create one while developing your Web site marketing plan, with your plan focused on launching the site. In any case, remember that your objective, strategies, and tactics will change over time as your situation and focus change.

Parts of a Marketing Plan

The Web site marketing plan is similar to a business marketing plan, but with a narrower focus. Completing a marketing plan includes developing strategies and tactics (also called action plans) that, when implemented, will help you reach your marketing objectives. Objectives, strategies, and tactics are each progressively narrower in scope.

The objective addresses the "big picture". In general terms, your objective answers the question "How will I overcome my main marketing challenge(s)?" If your companys main site- related challenge is figuring out how to use your Web site to help build client business, for example, an objective for your Web site marketing plan could be "To enhance online client service as well as build site awareness and interest with clients."

Strategies support your objective. Your strategies define the general approaches you will take to meet your objective. For example, strategies to support the above objective could include 1) improve online communication, information, and education, 2) build awareness of and interest in your company on the Internet, and 3) communicate the Web sites existence and advantages to existing clients.

Tactics are where the action takes place - these are the things you will do to bring your strategies to life. Tactics for strategy 2 in the above example (improve online communication, information, and education) could include 1) sharing experience and observations in your industry through participation in discussion boards, 2) offering an email newsletter, and 3) listing/submitting your site to targeted search engines and directories.

Customer Review: Almost perfect

I tend to like most of my purchases, and this controller is definitely one of them.

It's ergonomic, heavy (thus stable), highly sensitive, and has a nice feeling in the hands. Battery life is acceptable, and its layout goes well with many games. Basically it has what I want from a good controller.

I'd been exclusively using this controller (I had two different ones as well), until I got an Xbox 360 one. Due to built in support in "Games for Windows" products of the xbox controller, I unfortunately stopped using the Logitech one.

Unless you're going exclusively for GFW titles, for a different price range, and this is still the best choice I know.

I have used logitech mice on my Mac for many years. I didn't even notice on this product description that this mouse is NOT Mac compatible. Customer Review: A treasure from the Golden Age of pirate movies

Errol Flynn may have been a tad past his prime when he buckled his swash in this pirate adventure, but the resulting movie, (co-starring Maureen O'Hara and Anthony Quinn,) is still a gem and it inspired a 1967 tongue-in-cheek re-make with Doug McClure called "The King's Pirate." Both movies begin with the stripped-to-the-waist leading man being given a shipboard flogging. Flynn's flogging ranks 27th in the book, "Lash! The Hundred Great Scenes of Men Being Whipped in the Movies," whereas McClure's flogging ranks 19th. This doesn't mean that "The King's Pirate" is a better movie. It just means that McClure was younger and in better shape when he took off his shirt!

Against all Flags was made in 1952 when flynn was clearly on the downside of his career. His legal troubles and his drinking had taken its toll on him both physically and mentally and he no longer exuded that boyish charm that fans had come to adore in the 30's and early 1940's. Despite Flynn's condition, he still manages to pull off an effective swashbuckler and is greatly helped along by the presence of Anthony Quinn and Maureen O' Hara.

Flynn plays Brian Hawke, a British Naval officer posing as a Pirate to infiltrate their ranks and to eventually get information on their island defenses in Madagascar for the English. Accepted by the Pirate ranks Flynn still comes under the suspicion of the ship's Captain Roc Brasilano (Quinn) who takes an immediate dislike to him. O' Hara plays female pirate "spitfire" Stevens who eventually becomes the object of both men's desire. Complicating matters for Flynn is a rescued Indian princess Patma (Alice Kelley) who immediately becomes smitten with Hawke. All this leads to an eventual confrontation and duel between Flynn and Quinn in a well-shot sword battle.

Shot in Technicolor the scenery is just gorgeous and you only wish that Flynn's earlier films like The Sea Hawk had been in color as well. The cinematography is quite breath-taking. Despite playin the tough female role, O' Hara is still treated like "a woman" which I'm sure she wasn't happy about. Hollywood proved it was still a bit racist even in the 1950's as Alice kelley doesn't look remotely Indian in her role as Princess Patma. Quinn does the best with his role playing yet another ethnic villian, this time a ruthless Spaniard.

Despite his age and physical condition, Flynn still manages enough of the old charm and charisma to pull off this part. He was only 43 but his hard-living lifestyle made him look older. All in all while Against All Flags will never be remembered as one of Flynn's best films, it has enough going for it to be recommended for his fans or fans of the swashbuckling genre.

Still Seeking Network Marketing Success?

Network marketing success does come to many people and to many others, it doesn???t. Ultimately it depends on you ??? how well you focus on your target market, how well you choose your program, and how hard you are willing to work. The following are a set of guidelines that you can consult if you wish to be a network marketing success.

To start with, put down your goals and plans on paper. You cannot do many things at once, so you need to prioritize.

Don???t wait for the perfect conditions to prevail, they never might! Begin right away, with whatever resources you have.

Expect rejections. Don???t get upset by them. Keep in mind that people are not rejecting you, they are rejecting an idea. Instead, build on your successes. Be persistent.

Treat your network marketing business as a serious, full-time business, and it will soon become one.

Follow up. It is as important as the initial contact. Many network marketers say that they got their best people after following up three to five times.

Keep your patience. Expect the hardest work in the first six months and the least compensation. But it will improve. Large incomes don???t happen overnight.

Contact your upline or the company for suggestions on how to grow your business.

Ask people what they think honestly of the program. This way you get to hear the objections they might have about your network marketing opportunity, and you can better equip yourself with data, logical argument or other proof to overcome these objections.

Plan your activity weekly and follow it persistently. Network marketing success almost always depends on how well you can stick to your planning.

Assist your downline as much as you can. Let them know that you are there with your support. Teach them to do the same to their downline. Help others become successful, and you will become a network marketing success yourself.

Present yourself and your business in a professional and honest manner. Stick to facts, and don???t exaggerate opportunities.

Communicate constantly with your downline. Keep close contact with them. Use voice chat, newsletters, meetings, phone calls, email, voice mail, faxes, postcards, etc.

Read motivational books. Understand the richness of the human intelligence and get prepared to tap your resources. Think positive. Dream big. Keep the people around you motivated constantly. And don???t let the negative attitudes of others influence you.

Don???t fall into the ???perfection paralysis??? syndrome. You cannot be perfect all the time. Instead, do your best and move on to the next task at hand. Before you realize it, you will become a network marketing success that others will strive to emulate.

Customer Review: It's an OK product - depends on your expectations

I got this because I have GT Legends, a car racing PC-based simulator. The pedals are blow molded plastic and feel cheap, but if you handle them roughly, at least they can take it. This set feels toy-like, but gives you the necessities you need to steer what ever driving sim you might have.

It's a good starter wheel if you are unfamiliar with this product type, and the price was right. The vibration feature is a little chincy, but as I said, it depends on your expectations. All in all not bad, but I ended up upgrading to a force-feedback wheel within a couple of months.

We all know how difficult it is to find new clients. When we have them as clients we have to do everything we can to keep them and provide them with great customer service.
What we need to do is develop a 10 touch plan so that we can be in contact with them at least ten times a year. There is always going to be staff turnover, executives leaving the organisation and joining other companies and as long as we stay in touch, more business will follow. I recently returned from speaking in Sydney and this was as a result of a CEO selling his company in the UK and taking a senior position in Australia. By staying in touch he hired me to speak at the company in Australia.
So we either have to be with them face to face, on the telephone, by email, or the easiest way to keep in contact is by newsletter. I like to produce the electronic newsletter as the costs are minimal and I can see all the statistics of how many people open the newsletter, unsubscribe or link through to the website. (I've always been driven by ratios; I feel they are so important in selling)
Publishing a newsletter is a cost effective way to build your loyal customer base. You keep your clients updated about your business, latest offerings, as well as new products and services. It keeps you and your business visible
Good information gets distributed. So, a newsletter is a means of viral marketing, your clients will pass it on to their clients and before you know it the telephone will be ringing from new clients that you never even knew existed. When I sent out my first newsletter, I received a call the next day from someone who had been forwarded my newsletter and this resulted in a number of talks and training days with that company..

Here are some tips for producing your newsletter:
* Always ensure that you have a main article that provides information that your readers will find valuable. Your articles form the body of your newsletter. They should be informative and arouse the interests of your readers. Articles should be well written, and checked for spelling and grammatical errors. Your readers will be appreciative of the fact that you have given much thought and preparation to your articles. I always try to add value with good practical information.

* Keep abreast with the current developments of your field. Your readers want to know what is new and what is hot.

* Within your Ezine, throw in links to related articles that you have written or been featured in when appropriate.

* Offer testimonials from satisfied clients

* Give real life examples and show how you've helped clients

* Case studies always position you as the expert in your readers' minds more than you coming out and saying so.

* Jot down eight questions your clients have asked you in the past

* Answer each one in a short article, as there may be many other clients who have the same questions in mind.

* If you have been to any industry conference workshops or seminars where you've picked up some helpful hints, share these with your readers

* Offer a list of your top five to ten tips on a certain subject

I had ordered one of these from another company - came in damaged and that was their last one. Eventhough I paid a bit more for this one, it came in on time, undamaged and worked great. Customer Review: VGA splitters

Imagine you have $100. If you have to give it to only one person, that person gets $100. What happens if you must distribute the money to two people?

I have not actually purchased this item so throw out the rating, but based on the reviews I see a pattern of blurry video due to VGA "Y" cables. FYI: Non-powered VGA "Y" cables are always terrible. They result in very poor video quality due to the fact that the same amount of power in the signal must be split to multiple monitors. Each monitor puts a signal load on the line. This is demonstrated by the reviewer that states, "The vga Y cable they include seems to increase the issues". 100% of the power turns into 50-50.

A powered VGA splitter such as the SIIG VV-S40012-S1 would work much better in general for this application. It's an amplifier.

I am not stating that the issues mentioned by other reviewers of the Grandtech GWB-4000 would be completely resolved by the aformentioned VGA splitter, but I am simply passing along some hopefully helpful info should you consider making this puchase.

The biggest drawback for me is the 2.4GHz operating frequncy. It would interfere with my wireless network.

Apparently they were an item in a past life, during the Qin dynasty over 2,000 years ago. When they meet at an exhibition of terra cotta soldiers unearthed from the Qin emperor's tomb, the past merges with the present. (The flashback scenes mark Chow's only big-screen appearance in traditional Chinese garb, although he played several period roles in his apprentice phase as a TV idol.) The storytelling is anemic, and the finale a major letdown, but you may be satisfied just gazing at the stars, and at the lush period sets and costumes. Great movie but talk about price gouging - 50 bucks for a dvd! That's totally ridiculous and without any extra features! I'm going to pass on some valuable info to my fellow Hong Kong movie buffs. Do yourselves a favor and visit www.Goodwillco.com - they are a terrific Canadian distributor of original HK version dvds. "Dream Lovers" is only about $7-$8 USD. Most of their HK titles fall within this price range. "Hero" now at theatres starring Jet Li, Maggie Cheung, Tony Leung is also available for this price. Their service is outstanding. You can pretty much find any title at their website with original Mandarin/Chinese audio and subtitled. Don't buy any American studio dubbed or edited versions. Boycott Disney and their subsidiaries such as Miramax/Dimension films until they show respect for Asian cinema. They are buying HK catalog titles and butchering by editing and English dubbing. Disney is also purchasing HK titles to keep in storage without release. By doing so, Disney can keep the original studios from releasing these titles and have a monopoly on the catalog. ...but if you like an intelligent, artful, thoughtful, and (unthinkable if this were to be re-made by Hollywood) profoundly rewarding cinematic romance, this is the film for you. So what if the attire and sets are a bit 1980ish? Unlike forgettable Hollywood knockoffs, Tony Au's background in costume and set design-- much like Zhang Yimou at his best-- reminds the viewer throughout the film just how powerful color, sound, and imagery can be. The star-crossed lovers theme, echoed over 20 centuries, gives the film a transcendence seldom found in any "romance." Aside from a rather pathetic attempt to mimic a young Leonard Bernstein on the podium, Yun-Fat Chow gives one of the most nuanced performances of his career (and demonstrates that he doesn't have to just pull a trigger and crack wise to convey screen persona). Brigitte Lin is stunning as Yuet-Heung, Chow's centuries-lost lover reincarnated. And Cher Yeung gives what I hope was an award-winning performance at *some* film festival *somewhere* as Chow's girlfriend of 8 years who suddenly finds herself supplanted by a 20 century-long "dream" of love. Her visceral emotional pain is at the core of this film, and her final sequence is perhaps one of the most devastating portrayals captured on celluloid within this genre. "Eight years or two thousand...it's still love": that line itself captures the simplicity as well as the uncompromising profundity of the film. Well worth the price of your purchase, whatever that may be.

This is a very important book. It helps you understand why the landing page is so impacting on the final actions of your visitors and what a landing page is for that matter. The book provides you with excellent guidance for analyzing your current website and determining how to make it easier for the visitor to use and, more importantly, easier for the user to do what you need them to do.

I loved the section titled, "Why your site is not perfect". It provides excellent information on how to uncover hidden problems in your site that your users are experiencing even though you may not have noticed them. Let's just say that it goes way beyond dead links.

Customer Review: Shows no artistic growth - Jenny One-Note

Alanis Morrissette's original "Jagged Little Pill" was one of the biggest-selling debut albums of all time, and paved the way for a generation of self-absorbed and whiney brat rockers (Avril Lavigne comes to mind). "You Oughta' Know" is still one of the greatest exclamations of rage by a scorned woman, but the acoustic version on this album doesn't have the emotional weight of the original. Actually, she should have sung it accapella, as she had done in concert (most famously at the Kennedy Center with President Bill Clinton in the audience). Listening to "Ironic" reminds me that Morrissette misunderstands the meaning of the word. Overall, though, this album is a sad indication that Morrissette has not grown artistically in 10 years, and somehow has to rehash her best-selling debut album to rescuscitate her spiraling career.

This isn't a bad product, if you use it casually. I wouldn't use it with a book, I have it clipped to the shelf above my desk so that I can read the fine print on receipts, etc, when I'm on the phone.

The flexible arm is handy because I can angle it up and away from my face when I don't need it.

Unlike the Mighty Bright line (who copied whom, who knows?), it has no place for an AC adaptor, which would be nice to have.

But also unlike Mighty Bright products, it's less expensive and I had to return 3 Might Brights because they either failed after 2-3 uses or the flex arm wouldn't stay put.

Customer Review: A Superb Collection of Music

As a musician, I first ran into this disk as a PBS broadcast. What caught my ear was that every song in the concert has "the groove." Other than a children's choral cut, not a single song in the entire collection has a flaw. You'd think the Spice Girls would be a silly addition to the concert, but they do a tremendous job. Each artist appears twice, usually with Pavaotti in one of their songs, sometimes twice. Vanessa Williams is Hot! and does an incredible dance number. The engineering is excellent, with solid side-to-side separation for a really "big" sound. All in all, this is one of the favorite CDs in my music library.

Niche Marketing: A 4-Step System For Uncovering Hot Niche Markets

The following is a four-step system you can apply anytime you need to find a new niche audience to target and profit from.

1. Initial Brainstorming

This first step is best approached with a very open mind and a notebook and pen handy. The idea is to seek topics that are outside your current realm of knowledge. One of the best ways to do this is by reading blogs.

Bloggers come from every walk of life, and you will find blogs with information on almost any niche topic imaginable. Best of all, bloggers provide fresh, timely information.

Start spending some time reading some random blogs. A good starting place would be at blog directories such as Blogdex or Technorati. As you are reading, you'll discover many different topics being discussed. Many of these you may have never heard of before. Start writing these down.

Example: You found yourself reading a blog post that described the blogger's recent experience at a demolition derby. Maybe you don't know much yourself about this niche, so you add "demolition derby" to your list.

2. Keyword Research

Once you have a list of several possible niches, the next step is to find out what keywords and keyword phrases people are using to search for this and related information via the major search engines. Good Keywords is a free Windows software you can download that will help you do just this. With this program, you can type-in a topic from your list and the software will begin to uncover many related keyword phrases being actively searched for.

It takes time to get the hang of this software, but once you master it you will be able to generate large and valuable keyword lists. After you uncover at least a few dozen related keyword phrases, save your list and move onto the next step. If you are not able to uncover many related keyword phrases, chances are there is not much potential here and you should start over with another topic from step one.

Example: Using Good Keywords or a similar tool, you enter the term "demolition derby". You soon have a large list of related keyword phrases people have been using to search for information on this topic, such as "demolition derby video" and "demolition derby car for sale".

3. Secondary Idea Creation

Read through the keyword list you generated. Some of your keyword phrases are going to give you ideas for other target audiences you may want to explore in the future. Take some time now to write these new ideas down while they are still fresh in your mind. Save this information for later reference. You can never have enough fresh ideas to explore when trying to uncover under-exploited niche markets.

Example: One of the keyword phrases in your "demolition derby" list was "demolition derby game online" - you note that later you should explore what other types of online games people are searching for.

4. Niche Potential Analysis

If you used Good Keywords to mine for keyword phrases, you will have also been provided with an approximate number of times each of these terms was searched for during the past month. The next thing you need to do is compare this number, representing potential search engine traffic, with the number of websites already catering directly to these searches.

To do this, start by taking your keyword phrases and do an exact phrases search on each of them at Google, making certain to surround your keyword phrase in quotes. Write down the number of results google brings back for your search. Next, compare the number of monthly searches for each phrase to the number of Google results.

If you are lucky, you will discover that some of your keyword phrases with good monthly traffic don't have many results in the search engines yet. If you find that you have uncovered a niche that has several keyword phrases with a high number of monthly searches and at least a few of them have a low number of results in Google, chances are you have found a very good niche to exploit with your next online project. If not, go back to the list you created in step one and repeat the process.

Example: You discover that the phrase "demolition derby car for sale" is searched for around 700 times monthly, but brings back only 486 results in Google and the term "demoliton derby pic" receives several hundred searches a month but only returns 258 results in Google. You are very happy to have discovered a potentially hot niche with good under-exploited keyword phrases to target.

Although there are several costly and difficult to master programs available that can help you discover unique target markets, the system above has proven to be an effective free method for uncovering niches to profit from. Apply it today and be on your way to niche marketing success.

When we speak about viral marketing, we are not talking about the newest disease. We are not talking about a Mad Cow Disease variant or something that you need to be vaccinated for. In fact, we are not referring to a disease at all.

What we are talking about is literally the most powerful traffic generation technique available on the internet. Viral marketing is so powerful that it makes the search engines look small and insignificant in comparison. Even link exchanges, as powerful as they can be, wilt into oblivion in comparison.

What you do with viral marketing is create something, anything, that visitors will want to give to other people. This thing, whatever it is, contains a link and perhaps a short advertisement for your website, ezine or ebook. So far so good, this is just good marketing. The viral part comes in because the people who receive these items want to give them to other people, who in turn want to give them away also.

So you see? What you get is an explosion of marketing for a very small price. It's actually kind of like an avalanche, in that you throw a snowball down a slope and it just grows and grows until the whole mountain of ice and snow is tumbling down.

One very cool viral marketing technique that any web site can take advantage of is greeting cards. I'm sure you've run across these all over the web. You select a graphic (a drawing, photo or other image), perhaps a sound file and add some text. This is sent to one or more people via email. These people open the email and click on a link to view their card. They, of course, have the option from here to visit your web site and perhaps send additional cards to other people (or back to the sender).

If your cards are good enough, you can find this technique alone will generate an incredible amount of traffic. Of course, you have the same problem with greeting cards that you have with your web site - you have to get people to it to begin with. Once you do that, however, you will find that it becomes more or less self maintaining. The more traffic you get the more you generate. Just make sure that all of your greeting card pages are listed in the search engines, well displayed on your page (and perhaps all of your pages) and advertised elsewhere as much as practical.

In fact, it's a good idea to spend as much or more time marketing the greeting cards as the rest of your site, since these tend to create visitors exponentially, while your site is linear.

How do you put greeting cards on your site? First, pick a theme or two. If your site is about model railroads, for example, you might get some photos of trains and train sets; you could include vacation photos, cute animal pictures, scanned drawings or anything else that you feel would make a good card. Just remember to honor copyrights - make sure you have the right to make copies of the materials before you use them.

Once you have a theme or two, you need to find a greeting card service. I've experimented with a few options. I've tried hosting it entirely on my own site, and what I've found is it is difficult to maintain. I've also tried it completely hosted on another site and found it is too restrictive.

The service that I settled upon is called CyberGreeting Network - http://cybergreet.net/. This company, in my opinion, provides the best of both worlds (local and remotely hosted).

The pages, images and sound files are stored on your own web site. You can tailor these all that you want so they blend with your pages perfectly. This is the perfect freedom, and as long as you set up the form properly all will work fine.

How do you do this? You download a template file (as explained in their instructions) and modify it to suite your needs. This may require a little effort on your part (as well as some skill with HTML) but the end result will be worth it.

The remote part of the product (which is free, by the way) is the piece that actually formats and sends the card. You see, on your page you get the visitor to supply the answers to a series of questions in a form. The form data is submitted to a CGI routine which puts everything together into a greeting card. Your visitor simply answers the questions and presses submit. You pass all of this to the routine, which then sends the card to the destination.

I was able to get half a dozen pages of greeting cards working perfectly in an afternoon. These remain on my site, and serve me well by creating a steady, growing stream of traffic. I think you would do well to take a look and determine if this will work for your site as well.

Real-World Success Story

Cosmetic dentist Mark McMahon made himself a media mini-celebrity with a thriving practice due in part to his high-profile pro bono work in his community, a strategy that landed him radio and TV appearances in areas where he worked.

McMahon established partnerships with local charities, including a homeless shelter and a shelter for battered women, and offered free dental services to their members. Before each event, he contacted local media and let them know what he was up to. Several TV crews showed up, filmed him treating patients, and later aired the segments on the evening news.

"These events were surprisingly easy to arrange, and every year, they'd help us get press simply by doing these charitable promotions," McMahon says. "Local television news stations loved the emotional element. And it was obviously rewarding to see patients after we'd treated them who'd been in pain for months talking about how glad they were to be relieved of their toothaches."

Another project involved the Delancey Street Foundation, a residential education center for former substance abusers and ex-convicts. "I agreed to treat some of their members' acute dental needs," McMahon says. "I quickly appreciated the media appeal of transforming the appearance of these rough-looking guys with terrible smiles."

McMahon captured the event with before and after photos. "These guys had missing teeth and terrible smiles," he says. "So I had a professional photographer capture before pictures of these guys in street clothes with their snarling faces. After I fixed their teeth, we took more pictures, but this time dressed the guys in suits and ties, now looking like lawyers and accountants, with me sitting right in the middle. The media loved it, and it was great seeing these men looking like new."

McMahon's TV appearances created name recognition. "After I did the story on a local television show, I was recognized in my gym by a masseuse who had seen the show," McMahon recalls. "She said, 'I was thinking about you this morning while I was flossing my teeth.' She became a great source of referrals."

Getting Started

Cause-related marketing yields mutual benefit. Look for partners with a similar agenda whose goals can be better achieved by partnering with your business. Take inventory of the assets that make you an appealing partner in a cause-related venture.

There are many types of mutually beneficial relationships you can form with your cause-related partner, including special events, sales promotions and collection plans. An easy way to embrace a cause is to team up with a charity.

Whenever Johnny "Love" Metheny, a slightly famous nightclub owner in San Francisco, opens a new club, he shares the limelight with a local charity. "I have a history of including the Leukemia & Lymphoma Society in my grand openings," says Metheny, who was voted the society's Man of the Year in 1991. "It's not only something I feel good about, but it helps us market our businesses to the community and media at the same time."

Volunteer with an organization. When Eunice Azzani, an executive recruiter, volunteered to serve on the board of the San Francisco AIDS Foundation, she didn't anticipate that it would connect her with executives from Mervyn's, Bank of America, and Wells Fargo Bank, all of who eventually hired her to work for them.

"People don't hire a piece of paper or a process. They hire people they trust," Azzani says. "Volunteering for a position at a local organization makes you very trustworthy." She advises business owners to target causes they believe in. "If you're helping with a cause you believe in, people will see that you care. And they'll realize you will probably care as much about your work."

As your partnership takes shape, become ambassadors for each other. Talk about the charitable organization and have flyers available. Promote the organization (and your partnership) on your website and in your newsletters. Ask your partner to extend the same courtesies to you.

Never lose the marketing focus of your community partnership efforts. Even though the work is philanthropy, your cause should generate interest in your company and motivate people to buy from it. Select a cause that is important to your target market, and make sure your target market sees that connection.

The opportunity may be a solution for people who want to work from home and spend more time with their children.

Action - You may have the World's best marketing system or an experienced mentor to guide your every step, but you still need to make it happen by taking action! The plan should include reviewing/updating ads, answering questions from your prospects, participating in conference calls, and doing whatever it takes to run your business.

Guidance - The successful people in an organization should offer guidance and support to help others become successful. Customer Review: Great up till about halfway

I am about three quarters way through this book and here are my thoughts. The first half of this book is great almost perfect. Feriss talks about overcoming fear, time management and does so quite effectively. For this reason, this book is worth a read. But, like the two reviewers before me said, about halfway, he starts to talk about outsourcing to find more time to jet set around the globe and creating your 'mule' that is some cash generating business e.g. creating and selling a product over the internet.

In my opinion, the idea of outsourcing to find more time for the fun things in life is quite contradictory and is quite an exaggeration. First of all, someone clearly has to get the work done so you can live the good life - if it's not you it's that guy in India. Well, how about his own good life, do you really think he wants to write a business plan for some greedy American. Perhaps, he could outsource that business plan to Africa for cents/ hour netting him a profit which would allow him to jet set around the world or Asia at the very least. Secondly, do you really think you can take your mind off work and have fun while someone you have never met in India does your work? I think not.

On the topic of creating one's mule, while the reality of life is that most businesses are driven by profit. Preaching the "make a product and sell it" doctrine to the masses is not the way to go. This will only help flood the markets with tons of sub par products from desperate entrepreneurs looking for the golden ticket or should I say mule. And here rises another contradiction, Feriss preaches about outsourcing this and that and doing more in less time, try outsourcing product conceptualization and design and see what margins you get.

My only regret with this book is not reading it about 10 years ago before I went to university. Readers should not fool themselves into thinking that Tim's methods are a free ride. Far from it. The books explains how it still takes brains, work and some brassy bravado to achieve this kind of working lifestyle. It even gives simple case studies. I liked Tim's easy-read, humorous, simple-to-follow writing and his generosity with information that some of us have been busting our butts to find. Unlike many wealthy people, Tim Ferris appears to actually be enjoying life with fitness studies, dancing, traveling and martial arts. Looks like paradise to me. This book has already saved me time and money.

There is a general procedure to dissect and examine most Internet Marketing offers, in broad terms. The bulk of the offers can be classified into two categories: Dream Merchants and Web Specific Products. They have unique qualities that are very obvious once you study them. Follow me and I'll show you how to recognize each one.

The Dream Merchant:

I'm going to describe a real world, brick-and-mortar analogy to help you understand what the Dream Merchant sells. Let's say you walk into a retail outlet and the sales clerk mentions an idea that's going to make you rich! He sounds very excited and full of enthusiasm!

He then continues to tell you all the benefits you'll get from the "great idea." Curiously, every time you ask him what it is, he never gives you a strait answer! He continues to pump you up while never revealing what it is he's selling. By now, your expectation is at a fever pitch; you gotta have it!

So you corner the silver tongued sales clerk and ask him, point blank. He then produces a little book and informs you that it contains the "great idea" and it will cost you $100! You pay for the book and he quickly scampers out the door with your money. As you open it, it says: Do to the next guy what I just did to you!

I know the above scenario is rather simplistic but it does occur all the time on the Web. That kind of business is selling you a dream! The dream is the product! You must continue to sell the dream to the next guy. Do you want to become a Dream Merchant? I don't think so!

Beware of any company that requires an up-front investment to become an affiliate member. They pump you up with dreams of big money and the good life. Then the pressure starts for you to purchase all kinds of products from them. Some of the items are ordinary household supplies; quite mundane! Let's face it: When was the last time you heard anybody getting excited about dishwashing liquid?

Web Specific Products:

As you investigate online business opportunities I'm sure you've become aware of needs that are specific to Web based businesses. No matter what a Website is selling, its owner will purchase some items that are necessary for doing business on the Internet.

Another thing about selling Web business specific products is that you are, in fact, selling a product. That is such a comforting thought! There is a basic demand for your product and it doesn't matter if your family or friends buy a heap of them!

The list of Web specific products is endless, here are a few:

Domains: You gotta have a name!

Hosting: Every Web business needs a home.

Website Design: Build and decorate your home. Writing: Fill your home with content.

Copywriting: Write about your product and make it sell!

Images: Let folks see what it looks like.

The products above are the most basic items an Internet centered business needs. A name for its business and a place to call home; the ability to do a written presentation with images. You can't go wrong selling any of those listed products. The competition will be great but you'll have an endless supply of new customers.

The following products are of a secondary nature. I'm including them because they will gain importance as we go into our Broadband future. As a matter of fact, most will be considered a necessity! Some are already widely used but will have new features when implemented for Broadband.

Audio:

When visitors hear your voice it lets them know you are a person, not just a Website.

Video:

So much better! You can present products, lessons, courses. Video is going to be big!

Scripts:

A great way to build an Opt In list and discover the buying habits of your visitors. Scripts can be used in so many ways to enhance your visitor's experience.

AutoResponders:

Follow up to the initial customer contact is so important. A Sequential AutoResponder is a must for doing business on the Web. If you haven't already, get one!

Of course, there are many more Web specific business products. Most are connected with promotion and advertising. Some that come to mind: Traffic exchanges, message boards, linking automation applications, turnkey website packages, just to name a few.

When all is said and done, you're the only person that will make the decision about your business choice. However, if you are more comfortable selling a real product that fulfills a real need, the list is endless! The Web is so young it guarantees the supply of new customers will continue for many, many years to come.

One of a selected group of super-produced films made in hong-kong in the 90' , and i dont mean the production was expansive , i mean the result was suberbly shot , the fight scenes were super-complexly choreographed , and amazingly executed , the plot was rich and likeble , the acting was gentle and touching ( yes , in a MARTIAL-ARTS movie ) , and the over-all impression is of a qualitative work.

You have a cute appearence of Lam ching-ying , and a stunning polefight between Samo and Liu chia liang , that's probably the best polefight ever shot , up until this film. Mean while i have'nt seen a polefight to surpass that one.

Wonderfull structure , according to the janre's guide-lines , samo goes traditionally from the multiple-not-very-good-opponents to the villain's henchmen , to the lower-grade body guards , and from there to the final fight with the top body guard - Billy chow.

A masterpeice - nothing less. It is one of the few HK films i show to those who gigle , when i mention quality and martial-arts movies in one breath.

Customer Review: Cynthia Khan as a high-kicking Hong Kong policewoman

Cynthia Khan starred in a number of contemporary Hong Kong kung fu crime thrillers (e.g. IN THE LINE OF DUTY 3, 4 & 5), most of which were better than LADY HUNTER (aka MADAME CITY HUNTER, 1993). Here she plays a policewoman who is framed by the notorious Five Fingers gang for the murder of five drug-addicted teens. While trying to clear herself and bring the gang down, she also has to contend with her father's impending marriage to a much younger woman and former gang moll. The crime story is undercut by massive infusions of shrill and witless "comedy," although there are some choice bits of action. There's a great opening battle in an abandoned building that ends with Cynthia standing on the roof facing down her opponent, who opens his coat to reveal he's strapped with bombs. Unfazed, Cynthia deftly kicks him off the roof and watches calmly as he explodes a few stories down. Such inspired moments are few and far between, however. Some other good performers are on hand, including HK mainstay Anthony Wong (BEAST COPS) and former kung fu femme Kara Hui Ying Hung (MY YOUNG AUNTIE), but this one's strictly for Cynthia Khan completists.

An Internet Marketing Secret: Using Tie-Downs to Increase Sales

If you could get your prospective customers nodding their heads in agreement with every major point in your sales copy, that would be likely to increase your sales, wouldn't it?

If you could get people saying "yes" to almost any marketing statement of your choosing - long before they even get to the close - that would be valuable to you, right?

Did you find yourself agreeing with the last two questions? You've just experienced a sales technique called "tie-downs." One very old direct sales principle is to get people to say yes to multiple little questions. This gets them agreeing with you and also gets them used to saying yes. Psychologically, they will then be more likely to say yes when you ask for the sale. One sales technique for achieving that is the tie-down.

Why use a technique from direct sales in direct marketing? In a famous advertising and marketing story, Albert Lasker was a junior partner at the Lord and Thomas advertising agency in 1905 when he read a note from John E. Kennedy declaring that Kennedy knew the secret of what advertising is. Kennedy, a former Canadian mounted policeman, was new to copywriting and not yet known in advertising circles. But by an interesting quirk of fate, this was the question Lasker had been trying to figure out. Lasker met Kennedy, and Kennedy declared that the secret is, "Advertising is salesmanship in print." Lasker and Kennedy went on to revolutionize advertising and marketing forever with those words, and Lord and Thomas became one of the most famous advertising agencies of the day.

No matter how many people are visiting your website and reading your marketing material, you are still talking to only one person at a time. You are still selling one person. This sounds like a simple concept, but many advertising and marketing people still don't get this secret. That means that if you understand this, you have an advantage in Internet marketing. You understand that advertising is salesmanship in print. And you know that you just need to talk with this one person and get their agreement to purchase your product. And with the power of the Internet, you can do this with dozens, hundreds, even thousands per day.

Tie-downs are one of the first tools to add to your new salesmanship toolbox. A tie-down is a short phrase that can be added to a statement to turn it into a question. You use a tie-down to turn a point that you want to make into a question that your prospect will agree with. It's one way of getting your prospective customer to start saying yes long before you go for the close.

A few examples of common tie-downs include:

Isn't it?
Wouldn't it?
Wouldn't they?
Wouldn't you?
Aren't they?
Aren't you?
Wouldn't you agree?
Don't you agree?
Can't you?
Couldn't it?
Doesn't it?
Right?

If you have been marketing for very long, you have heard about the concept of "features versus benefits." Features are what your product has or does. Benefits are why your prospective customer would want those features. What will your product do for them? For example, if you have something that is metal instead of plastic, metal might be a feature. But the benefit might be that it is more durable, longer-lasting, or unbreakable.

A common practice on web pages that are written as sales letters is to use a bullet list to present features or benefits. Let's just imagine a couple bullet points for some imaginary "tie-down creator" software. Most people would write the bullets as features. A couple features might look like this:

- Creates tie-downs automatically
- Adds tie-downs to the end of every statement in a list of statements

Not very exciting bullets, are they? (Wow... there's an example of a tie-down that I want you to say "no" to!)

Now let's imagine how someone might write a couple bullets as benefits:

- Get your prospective customers nodding their heads in agreement with every major point in your sales copy!
- Get a prospect to say "yes" to almost any marketing statement of your choosing - long before you get to the close!

That's an improvement over writing the marketing bullets as features, isn't it? But although that might get their interest and even get them thinking of how they could use the product, it doesn't build agreement yet. Let's try wording them a little differently:

- If you could get your prospective customers nodding their heads in agreement with every major point in your sales copy, that would be likely to increase your sales, wouldn't it?
- If you could get people saying "yes" to almost any marketing statement of your choosing - long before they even get to the close - that would be valuable to you, right?

Would you agree those bullets do a better job of building both interest and agreement? (And did you catch that example of a tie-down at the beginning of a sentence?)

Now for your homework. It's time to go look at your website with a critical eye, while this article is still fresh in your mind. Are you selling features or benefits? Are you using tie-downs on marketing statements where they would help build agreement that will lead to sales? If not, you know what you need to do!
